Earls Court presents a unique opportunity to reimagine a high-value Central London site of considerable scale. This multi-phase development will introduce a broad mix of property uses across the masterplan. Formerly home to the Earls Court Exhibition Centres, the 40-acre site, located within the boroughs of Kensington & Chelsea and Hammersmith & Fulham, is set to become a vibrant new neighbourhood.

A new masterplan for a mixed-use development spanning 7.5 million sq ft has been aproved subject to completing a S106 agreement, with the ambition to create the heritage of the future through exemplary design and sustainability. The Earls Court Development Company (ECDC), an Earls Court-based business, is driving this redevelopment. ECDC operates on behalf of the Earls Court Partnership Limited—a joint venture between Delancey (on behalf of its client funds), the Dutch pension fund manager APG, and Places for London.

The vision for Earls Court is to deliver a celebration of nature’s ability to connect and revive, a showcase for climate and clean innovation and skills, a cultural eco-system for the future of talent, and an inspiring neighbourhood designed for all stages of life. The landscape-led masterplan, shaped by extensive public consultation, will feature a diverse mix of spaces, buildings, and uses, creating a place for people of all ages and backgrounds to come together.

Key Features:

  • Housing: Approximately 4,000 new homes, targeting 35 per cent affordable housing across various tenures, including for sale, to rent, later living, and student accommodation.
  • Employment & Workspace: Set to bring 2.5 million sq ft of office, commercial, culture, and retail space, creating over 12,000 jobs, skills, and training opportunities.
  • Public Realm & Green Space: 20 acres of public realm and green space with over 1,000 new trees planted, allowing nature to flourish. This includes a 4.5-acre urban park and 2.75 acres of new play space for all ages.
  • Cultural Hubs: Three anchor cultural venues, supporting and empowering creativity as a new cultural hub for London, with space for over 2,500 people.
  • Community Facilities: A new Community Hub and up to two new nurseries will be provided. The new Community Hub on Aisgill Gardens will include a café, flexible spaces, a grow garden, and a horticultural kitchen.
  • Retail & Leisure: Up to 100 cafés, restaurants, and shops will create a lively destination from day into evening.
