Barking Riverside is a 443-acre regeneration site on the north bank of the Thames in east London, formerly home to Barking Power Station. Outline planning permission granted in 2007 allowed for around 10,800 homes (around 3,000 completed to date, at 50 per cent affordable), alongside the Barking Riverside Overground station, an Uber Boat service, and community facilities.
The scheme is delivered by a joint venture between GLAP and L&Q. An updated 2026 outline consent increases capacity to 20,000 homes, with 20 per cent affordable provision reflecting current macroeconomic conditions.
